Preparing Your Home For Sale
How do I get the most $$$$ for my home? As a Realtor in the La Jolla-San Diego area for over 20 years, I am asked this question frequently, and it is an excellent question. Especially in the real estate climate we have today, it is of utmost importance how your home shows when a buyer walks through the door for the first time.
Remember, you only have ONE chance to make a first impression. On the day a buyer comes to look at your home, they may be seeing 5 to 10 other homes. Your home needs to stand out!
First, make sure it is clean, clean, clean. Every inch of it. Not only the inside, but make the outside appear as clean as possible also. Be sure your windows and screens are also clean. You will be amazed at the difference it makes.
How does your interior paint look? Painting is one of the best things you can do to improve the appearance quickly and raise your selling price, with little cost to you. Most Realtors work with stagers and colorists these days. Depending on the home and price range, I will suggest a color or I will hire a colorist to come in and help you decide what is the perfect color to make your home more appealing.
Next, de clutter....something I tell my clients to remember is, "we live in our homes differently when we sell them". If you have books piled up everywhere and your bookcases are overflowing, clear them out. If you have too much furniture, take some away, even if it's to your garage. Your home will look more spacious with less stuff! Plus, you want the buyer to see your home and it's best features instead of your belongings calling their attention.
